To be considered a first-time homebuyer, the borrower must meet one of the following criteria:

  • The borrower has never purchased a home in Canada before; or,
  • In the current calendar year or at any time in the four preceding calendar years, the borrower has not occupied a home in Canada as a principal place of residence that either they themselves or their current spouse or common-law partner owned; or,
  • The borrower is living separate and apart from their spouse or common-law partner because of a breakdown of their marriage or common-law partnership, or has been living separate and apart from their spouse or common-law partner for a period of at least 90 days, and began living separate and apart from their spouse or common-law partner in the calendar year in question or at any time in the four preceding calendar years.
